Predesign
Early Alignment
Before design begins, we work to understand the project’s goals, constraints, site, schedule, budget, and priorities. This early alignment gives the work a clear foundation and helps define the appropriate scope of services.
Schematic Design
Design Direction
Schematic Design establishes the primary direction of the project. We explore organization, light, views, circulation, massing, and the relationship between interior spaces, exterior form, and site.
For many projects, several approaches are studied before a direction is selected and refined.
Design Development
Development and Detail
Once a direction is established, the project is refined in greater detail. Architecture, interiors, materials, lighting, fixtures, cabinetry, built elements, and key details are considered together.
This is where many of the decisions that shape the final character of the project are made. The goal is to maintain continuity between the larger architectural idea and the details experienced every day.
Construction Documents
Documentation and Coordination
As the design is refined, drawings and specifications are prepared according to the needs of the project. This work helps clarify scope, coordinate consultants, support pricing, and provide a clear basis for permitting and construction.
Bidding and Contract Negotiation
Pricing and Builder Selection
When needed, we assist with builder selection, proposal review, scope clarification, and pricing comparisons. This phase may be formal or more collaborative, depending on the project and when a builder becomes involved.
Contract Administration
Construction Support
Construction is where many important decisions are tested. Continued involvement allows us to clarify intent, coordinate with the builder, respond to questions, review relevant submittals, and help the completed work remain aligned with the design.
